Robinsons: Southampton Real Estate Sales Vary Widely

Good deals and a great lifestyle await the savvy buyer.

The key to making an intelligent decision in today's challenging real estate market is to be well-informed.

Homes that sold in the last few weeks in the Southampton area illustrate the vast selection of choices others have made to capture being a part of our community.

There was a wide range of sizes, styles, prices, and neighborhoods represented — from an 884-square-foot cottage to a 7,090-square-foot Mediterranean; from a $380,000 cottage near a beach to a $7.75 million estate; on properties ranging from .14 acre to 10 acres.  One home was on the market for more than three years, while another sold in just over two months above its asking price. In contrast, several sold nearly 40 percent below their original asking prices.

In Southampton Village north of the highway is a 3-bedroom 1.5-bath 884-square-foot cottage on .25 acre with a vinyl pool.  First listed April 2008 at $799,000, 75 David Whites Lane sold for $555,000.

Also north of the highway is a 4-bedroom 2-bath 2,016-square-foot circa 1926 farmhouse on .38 acre with a gunite pool.  First listed in May 2009 at $1,895,000, 111 Pelletreau Street sold for $1,150,000.

In the estate area south of Hill Street is a 7-bedroom 7-full-and-2-half-bath 7,090-square-foot Mediterranean-style home that boasts an elevator and five fireplaces on 1.80 acres with a heated gunite pool. First listed in June 2008 for $12,000,000, 64 Down East Lane sold for $7,750,000.

In the hamlet of North Sea is a 5-bedroom 5-bath 3650-square-foot traditional home on 10 acres with a heated gunite free-form pool and bordering a preserve.  Listed in June 2009 for $2,749,817, the home at 425 Water Mill Towd Road sold for $2,300,000.

In the Peconic Bay beach community of Bay View Oaks in North Sea is a newly constructed 7-bedroom 8.5-bath 6,600-square-foot traditional home, 95 percent complete, on .75 acre with room for a pool. Listed in October 2010 for $1,995,000, 28 Bay View Road North sold for $1,210,000.

Just west of Bay View Oaks in North Sea is a 2-bedroom 2-bath 1248-square-foot traditional two-story on .14 acre.  Listed July 2010 for $415,000, 78 Rose Hill Road sold for $380,000.

In the Peconic Bay beach community of Whale Bone Landing in North Sea is a 3-bedroom 3-bath 1,630-square-foot post-modern home on .92 acre featuring a koi pond and a heated vinyl pool. Listed in January of this year for $995,000, 17 Larboard Drive sold for $999,000.

In the Parrish Pond community located just east of the campus in the hamlet of Shinnecock Hills is a newly built gambrel-roofed 6-bedroom 4.5-bath 5,243-square-foot on 1.38 acres with a heated gunite pool.  First listed in January 2008 at $3,195,000 with six subsequent price decreases, 10 Parrish Pond Lane sold for $2,200,000.
