Peconic Land Trust Vs. Real Estate Transfer Tax

Peconic Land Trust and the 2 percent Real Estate Transfer Tax, also referred to as the Peconic Bay Region Transfer Tax are not to be confused.

Over the past week, I have spent hours putting together a business plan for a sustainable/organic farming operation on one of the properties controlled by the . It was part of a Farm Start Up program/incubator  for sustainable farming on The East End. This program and opportunity are right up my alley as I have spent the past five years as an organic gardener and hobbyist. This is in addition to working with Goodale Farms in Aquebogue, Long Island's only full service dairy, producing natural produce and dairy on the North Fork for the past two years.

If you are uninformed about the Real Estate Transfer Tax on The East End, you are not alone. Untill recently, I was ignorant to what the Peconic Land Trust was, how it is funded, and all of the work that it does. A little research had me more than impressed.

For starters, I was like most people who believe that the Peconic Land Trust is who imposes the 2 percent Land Transfer Tax that East End property buyers pay when closing on a real estate transaction. By nature, that tax is actually imposed by the East End towns and goes to the towns, East Hampton, Southampton, Riverhead, Shelter Island and Southold. However, the trust does work very closely with the towns to advise how those funds can be best allocated.
