What Is Selling in Southampton?

Five recent home sales are visited in our surrounding hamlets.

In we featured three properties that sold recently in the village of Southampton. What has been selling in the surrounding hamlets? Let’s visit five homes that have sold in the past two weeks.

In the hamlet of North Sea is a 6-bedroom 6.5-bath 6,044-square-foot tri-level gambrel on .92 acres featuring six bedroom suites and five fireplaces.  Listed in September 2006 for $2.35 million, 3 Hannahs Court sold last week for $2,300,000, 1,650 days after it was first marketed for sale.

In the hamlet of Shinnecock Hills is a 3-bedroom 2-bath 1,900-square-foot expanded ranch with fireplace on .58 acre, featuring a heated vinyl pool with a waterfall. Listed in February 2008 for $939,000, 36 Hilltop Rd sold last week for $665,000.

Also in Shinnecock Hills is a 3-bedroom 2-bath 1,818-square-foot 2-story condominium unit with a fireplace, community tennis and pool in the St. Andrews Community. Listed in September 2010 for $675,000, 38 St. Andrews Circle sold last week for $622,500.

In North Sea hamlet is a renovated 2-bedroom, 1-bath 742-square-foot cottage on .09 acre featuring spiral stairs to a loft area. Listed in February 2010 for $420,000, 35 Bay Ave sold two weeks ago for $350,000.

Also In North Sea is a post-modern 2,563-square-foot 2-story house with 2 bedrooms and 3 baths on 1.74 acres with a heated vinyl pool. Listed in September 2009 for $1.195 million, 27 Seaweed Rd sold two weeks ago for $835,000.

There is no one area or specific price range that is attracting Southampton buyers.  Choices abound, interest rates are favorable and opportunity knocks. Don’t be the one to say in years to come, “I wish I had bought in 2011!”
